Early in my real estate career, I learned that by having very attractive and informative lawn signs and inserts that I could dramatically increase buyer and real estate agent inquiries, showing, offers and sales. Let’s find out exactly why.
What Type Of Lawn Signs Did I Use?
There were 5 Types of lawn signs I used to promote my sellers’ properties and they were as follows.
Open House Signs
Miscellaneous Promotional Signs
What Did My Lawn Signs Look Like?
My 1) Sale Signs, 2) Directional Signs, 3) Open House Signs and 4) Sold Signs for Phil Mitsch Realtors and Phil Mitsch For Sale By Owner Advertising Agency were designed as follows.
1. Very large, attractive, impressive, and excellently color-coordinated
2. My photo and scroll Logo – left side of sign
3. Words “Realtors” or “For Sale By Owner Advertising Agency” – under the scroll
4. For Sale, Directional, Open House or Sold verbiage – large and to the right of photo and scroll
5. Company contact information – bottom and centered
My 6 Foot Stand Up Signs Were A Big Success
By the way (starting in 1976), the most powerful, effective and successful Sale and Sold signs that I designed, created and used were ones that were 6 foot high and had a “cut-out photo” of me standing behind the Sale or Sold sign. This gave passersby the illusion that I was actually standing behind the sign. What a “conversation piece” these signs became within my marketplace. In fact, they created so much controversy that several newspapers ran pictures and articles about these Signs. This resulted not only in my ability to receive thousands of dollars worth of “free advertising,” but it also resulted in my ability to generate even more buyer and seller leads and a better personal and company image as well.
I also permitted my agents, upon request, to have their photos and names put on their 1) Sale, 2) Directional, 3) Open House and 4) Sold Signs as well. Was I afraid of permitting them to have this type of visibility? Absolutely not. Why? Because, as we will learn when we get to Procedure 3 For Real Estate Manager Success titled How To Recruit And Keep Agents I created and implemented office policies, benefits and compensation plans that resulted in my agents statistically never wanting to go with another real estate firm or open their own real estate offices.
What Did My Lawn Sign Inserts Look Like?
There were 2 Types of lawn sign inserts that I used for my 1) Sale, 2) Directional, 3) Open House and 4) Sold signs and they were as follows.
An Insert that fit on the “top” of the signs
An Insert that fit on the “bottom” of the signs
Most of the time I used the “top” insert to promote my sellers’ properties and the “bottom” insert to promote Phil Mitsch Realtors, Phil Mitsch For Sale By Owner Advertising Agency and my servicing companies. Occasionally, I would use both Inserts to promote either 1) my sellers’ properties or 2) my companies and my servicing companies.

Obviously, using the above types of verbiage in my upper sign inserts resulted in my ability to generate a lot more 1) buyer and, potentially 2) seller, 3) mortgage purchase and 4) mortgage refinancing leads. Accomplishing this directly resulted in dramatically increasing the odds of selling my sellers’ properties at the highest possible price and in the shortest period of time.

Obviously, using the above types of verbiage in my lower sign inserts resulted in my ability to generate a lot more 1) buyer, 2) seller, 3) mortgage purchase, and 4) mortgage refinancing leads. Using this type of verbiage also resulted in dramatically increasing the professional image of Phil Mitsch Realtors, Phil Mitsch For Sale By Owner Advertising Agency and my servicing companies as well.
Servicing Companies Reduced Or Eliminated The Costs To Produce My Lawn Signs And Inserts
By permitting many of my Servicing Companies to advertise their various services on the “Inserts” that were on my 1) Sale, 2) Directional, 3) Open House and 4) Sold Signs, I was able to generate a “promotional fee” from them. Why? Because I was providing them with another Advertising Media (my Lawn Signs) to promote their various types of services to consumers within our marketplace. As a result, they were able to generate a lot of business that otherwise they would not have received. Obviously, these “promotional fees” resulted in my ability to substantially “reduce” and, in many cases, “eliminate” the cost to design, produce and place my various types of Lawn Signs.
